Value my home

Why two nearby streets can perform differently

Postcodes provide a useful starting point, but buyers experience a home one street, one walk and one set of details at a time.

Local value is shaped by more than distance. Architecture, outlook, traffic, access to green space and the condition of nearby homes can change how buyers respond within a few hundred metres.

01

The street is part of the viewing

The approach to a property begins before the front door. Buyers notice width, trees, light, traffic and the way neighbouring homes are cared for.

02

Convenience is personal

One buyer may prioritise a particular station while another values the walk to school or the park. Comparable evidence needs to reflect the audience for the home.

03

Evidence still needs judgement

Recent transactions provide essential context, but they should be interpreted alongside condition, timing and the particular qualities of the property being valued.

“The postcode sets the scene. The street and the home complete the story.”
